What is a home measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, an appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they move around the property, they notate the layout of the rooms and other features, like closets, hallways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total living area of the house and the overall layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service required?

Tax records often reflect the wrong area of a property because the values can come from many sources, and occasionally go unverified — which means you may be paying for more space than you actually own! Unless an appraiser has recently executed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting a property up for sale

A measuring service can secure fair market value for your property.
